Types of Inspections Offered

Reliable Home Inspection Service offers a range of inspection services designed to fit your unique needs as a homebuyer. Knowing these options can help you choose the appropriate assessments for your new property.

Pre-Drywall Inspections

Before drywall is installed, it is critical to verify that all construction aspects meet building codes. A pre-drywall inspection evaluates the structural integrity and ensures proper installation of electrical, plumbing, and HVAC systems.

This assessment can reveal hidden issues before they become costly problems. For example, fixing a plumbing leak behind drywall later can be significantly more expensive compared to addressing it before installation.

New Home Inspections: Final & Finish Out Inspections before Settlement

After your home is built, a comprehensive new home inspection is essential. This multi-faceted evaluation covers everything from the roof to the foundation.

Our inspection reports provide detailed findings about your new home. For instance, if our inspector identifies a minor roof leak, addressing it early can prevent damage that might cost thousands of dollars down the road. Understanding these details helps you plan for future maintenance and repairs.

11-Month Warranty Inspections

Many new homes come with a one-year warranty covering defects. Before this warranty expires, an 11-month inspection is a smart move.

Our inspectors identify any concerns that need addressing while the warranty is still valid. A proactive inspection can save you significant repair costs. For example, if we find incomplete electrical work, you can report it to your builder. This allows for no-cost repairs before the warranty lapses.

The Process of a Home Inspection

Understanding the home inspection process can demystify this essential step in home buying and provide clarity on what to expect.

Initial Consultation

The process starts with an initial consultation to discuss any specific concerns or questions you may have. This step is crucial to ensure we address what matters most to you. We'll also explain the process of booking a New Construction inspection and provide detialed quotes for each step of your New House Inspection Journey.

Scheduling the Inspection

After your consultation, we’ll arrange a convenient time for your home inspection. Our scheduling is flexible to fit your busy lifestyle. We're happy to work with you and your builder to find the best time for the home inspection.

The pre-drywall inspection should be done after the close- in inspection from the government inspector and before the insulation and drywall is installed.

The final inspection should be done close to you taking possession (closing) on the home.  All systems and appliances should be installed and working.  The paper covering over flooring should be removed and the home should look completely finished.

It is important that the builder is made aware that you are going to have an outside independent inspector for a 2 part inspection series, pre-drywall inspection and finish product inspection.

We will need permission from the builder to be on site.  Some builders do require insurance certificates and we can provide documents with 48  hours notice.

Reliable Home Inspection Service is not associated or affiliated with any builder. We just perform hundreds of new construction inspections a year in Delaware and are familair with the ins and outs of most builder's processes.

Reviewing the Findings

Post-inspection, our inspectors compile their findings into a detailed home inspection report. This document summarizes the home's condition, highlights concerns, and provides key maintenance recommendations. Your home inspection report will contain all defects found during your home inspection with a clear decription and photograph. Findings will be organized in order or severity as Major Defects, Safety Concerns, Service & Repair Items and Monitor & Maintain Items.

If you or your builder have any questions about your home inspection findings, our ASHI certified inspectors are always happy to discuss your report.

Importance of a Comprehensive Home Inspection Report

A home inspection report is an invaluable document for homebuyers, providing crucial insights into the property’s condition. Here’s why having a comprehensive report matters:

  • Transparency: A well-structured report offers a clear, accurate picture of the home's condition, fostering open communication between the buyer and seller.

  • Negotiating Tool: The report can help facilitate negotiations, allowing you to request repairs or ask for credits towards necessary fixes.

  • Maintenance Planning: Knowing the current status of your home's systems helps in budgeting for future repairs, ensuring you’re prepared as a homeowner.

  • Peace of Mind: Ultimately, being informed empowers you. Understanding your new property makes the decision to purchase easier and stress-free.
